Basic Courtesy:  If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you move it, put it back. Simple, right? 

Quiet Hours:  Must be observed between 10:00 p.m. and 7:00 a.m.  During Quiet Hours, noise levels may not exceed 45 decibels.  At all other times, noise levels may not exceed 55 decibels.

Pets: To keep things clean and comfy for everyone, please pick up after them and help us out by keeping pets off the furniture and bedding.  Animals must be licensed. Animals must be restrained by a leash, vehicle, cage, or similar enclosure at all times. It is unlawful for any person to allow the  animal to create excessive noise. Animals may not be allowed to traverse outside of the STR property boundaries unless traversing on a public right-of-way or street.

No Smoking/Vaping Indoors:  Smoking and vaping are only allowed outside, at least 20ft away from open doors and windows. Please dispose of cigarette butts in trash cans. Thank you!

Security Cameras:  For everyone’s safety, security cameras monitor the property’s exterior only. Please don’t tamper with them – it’s an insurance requirement.

Air Conditioning:  Please keep the A/C above 70°F to prevent it from freezing up and stopping. No one wants to be roasting in the desert! 

Wildlife Precautions:  Always close exterior doors to keep desert wildlife outside, where they belong.

OHVs and Firearms:  No riding off-highway vehicles or discharging firearms in the neighborhood. 

Septic System Care:  Only flush toilet paper. No wipes, even if labeled “flushable.” Thank you for helping keep things flowing smoothly!

Hot Tub/Cold Plunge Etiquette:

• • All guests must shower before entering the hot tub or cold plunge tub. This is essential for maintaining the cleanliness and safety of the water.

  • No sexual activity in the hot tub at any time.

  • No pets allowed in the hot tub, cold plunge tub or cowboy tub. Violation of this rule may result in expedited eviction and forfeiture of all monies paid.

  • Use plastic cups for beverages in or near the hot tub, cold plunge tub or cowboy tub to avoid breakage and ensure safety.

  • Minors must never be left unattended in the hot tub, cold plunge tub or cowboy tub for their safety.
  • Misuse of the hot tub (e.g., spilling soap, shampoo, oils, glass, metal, or foreign substances) may result in a $200 service fee for emergency draining, cleaning, and refilling, which is necessary for health and safety. This fee will be charged if any such substances are found after check-out, at the Owner’s discretion.
